Project Brief - Remove pantry and re-locate back door to allow for new, larger kitchen.  Refurbish ground floor shower room and insulate rear single skin walls

About this project - Definitely one of our favourite transformations showcasing how existing spaces can be altered to completely change how well rooms work for client lifestyle.

A priority for us and our clients was creating an energy efficient space so we added an inner stud wall to the single skin rear walls and insulated this area of heat loss.  We also broke out the existing floor slab, adding insulation and under floor heating for the new kitchen and shower room.

The existing pantry was removed to open out the kitchen space and the rear entrance door was moved to allow for more kitchen units on the adjacent wall.  As we were moving the door the existing steps which were non compliant with current building regulations were replaced with a beautiful decking area including space for a bistro set that enjoys the evening sun.  Storage underneath the decking added to the practicality of the outside area.

Next on the list was the opening to the ground floor shower room which originally resembled a mini maze taking our clients around 2 turns to arrive in the shower room thanks to a small internal wall.  We removed this and moved the access door a metre to the side which not only allowed for more kitchen units but also positioned the new obscured glazed entrance door opposite the shower room Velux allowing more light into the kitchen.

Minimal re-modelling of the sanitaryware in the shower room was needed but the change with most impact was switching the shower head position to the side with more headroom.  Originally located on the sloping side of the pitch roof, the shower head was lower than ideal and the switch has made all the difference.  Our clients chose beautiful, neutral tiles to finish off the shower room.

The most stunning finish was the amazing new kitchen supplied and installed on this occasion by Dekor Kitchens in Exeter.  The new design came complete with all of our clients wish list items and made the most of the space to optimise worktop area and usability.  A newly skimmed ceiling with spotlights updated the space and makes sure the room is well lit and bright.

A new boiler, 2 new radiators and added ventilation addressed concerns around heat efficiency and airflow as part of the future proofing focus of this project which on completion has showcased how much difference thoughtful re-modelling can make to a home!
