Project Brief - Convert existing garage space into home office and utility rooms

About this project - Garage conversions are one of our favourite and most requested projects. In terms of return on investment, they are one of the most cost-effective options for extending your home.


With a new baby arriving, this family were keen to create a utility room to manage all of the extra laundry as well as a comfortable home office space, so useful for flexible working, which many of us enjoy now and a priority item for many of our clients. The garage had already been partially converted, but as the conversion didn’t meet current building regulations, we stripped this back and built from scratch.
The garage door was removed, and the opening was bricked up with a window added, all in keeping with existing brickwork and windows. The front area of the garage was to be the utility space, so plumbing for the sink and washing machine was added once the internal leaf stud walls were in place.
The floor level of the original garage was raised to match the main house and finished with LVT (Luxury Vinyl Tiles), a favourite floor covering due to its durability and value compared with more expensive options such as tiling and engineered oak flooring. Levelling the floor is an important specification to make the new areas flow with the existing ones as if they had always been there.
With limited space in the new utility room, a sliding pocket door was installed with a standard opening door linking the utility room to the home office space at the rear of the garage. The rear service door became a full-height window, allowing light into the office space.
Now with fully insulated floor, walls and ceilings, electric radiators installed, new lighting and fresh decoration as well as new Howdens base units for the utility, this conversion has added 2 new cosy, valuable spaces to this lovely family home. Black was the accent colour, so we sourced taps, worktops and radiators to coordinate for a stylish, contemporary finish.
